Before you start
Who fills in the file?
We do. We build your file with your home’s numbers when you buy. With weekly updates, we add the new numbers to your Sheet every week, add one row on History and email you that your new estimate is ready.
Excel or Google Sheets?
Your pick, or both. Excel is a file you download. Google Sheets is a copy in your own Google Drive. Weekly updates work only in Google Sheets.
What do weekly updates cost?
$12 a year, because we update your Sheet for you every week. Add them at checkout and you pay $51 today, or add them later. They renew each year on your purchase date. Cancel anytime.
Can I change anything in the file?
Yes, on My Notes. That tab is yours. The other four tabs are locked, so nothing breaks by accident.
What is the free snapshot?
Your home’s numbers today: price range, buyer showings, and homes for sale and sold near you. We send it once, by email. The $39 file adds walk-away cash, the sales behind your price and a tab for your notes.
How is my price estimated?
We start with homes that sold within half a mile of you in the last 100 days. We keep only homes like yours: within 20% of your size, with the same number of total baths and garage spaces. If 2 or fewer match, we add homes under contract (pending), at their list price. Still 2 or fewer? We look back 6 months. Then we widen to 1 mile. Then we look back 12 months. Your range runs from the lowest match to the highest. The midpoint is the middle home. If we find only 1 or 2, your file shows their prices and says “Only 2 similar sales found.” If we find none, we don’t show a price. Nearby Sales marks every home we used.
What do I need?
Your home’s address, your email, the number of total baths and garage spaces, and your square feet. We also ask what you paid and the month and year you bought. Your mortgage balance is optional. You can add it later on My Notes. For weekly updates, you also need a free Google account. A Google Sheet needs one too. Excel doesn’t.
Can I get a refund or cancel?
